What's Inspected During A Home Inspection

 

What do we inspect?

 

During your home inspection I inspect to that of which is outlined in

the TREC Standards of Practice, governing all home inspectors in Texas.

 

The items listed below are some of what is included:

 

First and most important I inspect the Structural Integrity of the home,

 

• Roof, vents, flashing and trim

• Gutters and downspouts

• Skylight, chimney, vents, other roof penetrations                                                 

• Decks, stoops, porches, walkways and railings

• Eaves, soffit and fascia

• Grading and drainage away from the home

• Foundation and/or crawlspace

• Water penetration and foundation movement   

• Heating system operation

• Cooling system operation

• Main water shut-off valve location

• Water heating system

• Interior plumbing fixtures and faucets

• Electrical service entrance

• Main disconnect and service amperage

• Electrical panels, breakers, fuses, switches and outlets

• Grounding and bonding of electrical system

• GFCIs (ground fault circuit interrupter) and AFCIs (arc fault circuit interrupter)

• Fireplace damper door and hearth

• Insulation and ventilation

• Garage door operation, safety sensors and openers
